The newly rising real estate market of Abu Dhabi holds some of the best investment opportunities from the future perspective. Twenty minutes from the community of Al Shahama is a secluded town of Al Samha. This community is slowly establishing its prominence in the real estate market of Abu Dhabi, the largest city of the United Arab Emirates (UAE).
Unlike other neighborhoods in Abu Dhabi, the properties in Al Samha are somewhat less known because the community is still being developed. Regardless, residents of this community have a lot to look forward to. There are several developed settlements within Al Samha, such as Manazel Al Reef 2 and Al Reef 2, a development that stretches across a land area of 464,000 sq. m. and is made up of commercial and residential plots. Al Reef 2 includes 4 autonomous residential zones, each covering an area of 220 sq. m. The villas in Al Reef 2 are simplistically designed, and every unit shares the same color combination, which complements the hues of the sea. Most of the villas have large backyards with high walls partitioned with solid fences. Some residents set up cabanas in this area, making for an ideal outdoor living space. Kitchens are up-to-date with laminated wooden cabinets and ceramic countertops. The color scheme inside the villas is also visually appealing. For instance, the bathrooms follow a muted color palette with ivory and cream-colored finishes.
Properties in Al Samha comprise 2 and 3-bedroom floor plans, according to the demand of buyers. They are usually built on a plot area of 2,330 sq. m. with a slightly larger option that stretches across 2,688 sq. m. A 2-bedroom unit will cost around AED 1,980,000, while the price of 3-bed villas lies between AED 16,000,000 and AED 2,200,000. In Shakhbout City, the price of 3-bed villas is relatively higher. This neighboring community is located on a 30-minute drive from Al Samha, and an estate in Shakhbout City could cost around AED 5,000,000.
The town offers a peaceful and quiet environment, away from the hustle and bustle of city life. Residents won’t have to encounter heavy traffic or road congestion, especially within the community. Thankfully, one has access to all the necessary amenities; the gym or fitness club provides equipment and workout sessions and can also find a swimming pool facility nearby. Al Reef 2 is also a pet-friendly development. Restaurant selections are pretty many, so every resident living in the villas would have something to suit their taste palette. Twenty-two minutes from the community is Yas Island so despite being in an off-city location, Al Samha residents are not deprived of tourist areas like the beach.
Abu Dhabi – Ghweifat International Highway (E11) is one of the chief roads connecting two major cities of UAE and it runs through Al Samha, uniting it with rest of the real estate in Abu Dhabi. Projects like Al Reef 2 by Manazel in Al Samha contain leased landholdings, so buying a property here will yield high investment returns and high rentals. The families considering The villas have several options to choose from for schooling their children. Al Taweelah Primary School and Al Falahiya Primary and Secondary School are a couple of educational institutes for slightly older children while the Al Morjan Kindergarten caters to preschoolers. Medical facilities include Samha East and Ambulatory Center and since Al Samha welcomes pets, there’s a veterinary medical facility called Al Samha Vet Clinic dedicated to them. It’s conveniently located just beside the highway, E11. “
