Al Ghadeer Gardens sits within the established Al Ghadeer district, with pedestrian-friendly streets, shaded walkways, and an on-site British school. Its position on the E11 corridor gives access to both emirates, and the new release is scheduled for handover in Q4 2030.
The plan starts with a 5% down payment at booking, followed by 50% during construction, and the final 45% on handover, scheduled for Q4 2030 for the new release. The first release, now sold out, was scheduled for Q4 2029. Terms can change, so confirm the latest plan with our team before booking.
Al Ghadeer Gardens is a low-rise community of townhouses and villas by Aldar within the established Al Ghadeer district, on the Abu Dhabi-Dubai border. It is planned as a walkable, nature-led neighbourhood with more than 30,000 sq m of landscaped open space and pedestrian-friendly streets, and it is targeting Estidama Pearl 2 and Fitwel 2-star certifications.
The community launched on 15 May 2026 with 437 homes from AED 1.7 million, and Aldar reported that the first release sold out within 48 hours, with more than AED 1 billion in sales. A second release of 352 homes is now on sale, with 2 and 3-bedroom townhouses from AED 1.85 million and 4-bedroom villas from AED 3.28 million. Buyers browsing off-plan villas in Abu Dhabi can compare it with other family communities. Homes have open-plan layouts and fitted kitchens, with a choice of light or dark interior schemes.
Amenities include a swimming pool, a splash pad with a water slide, a community centre with retail, a general play area, a basketball court, a paddle court, an events lawn, desert stargazing lawns, and shaded walkways. Al Ghadeer British School, run by Aldar Education, sits within the community and is due to open for the 2030 academic year with capacity for more than 2,800 students.
Payment is on a 55/45 plan, with 5% at booking, 50% during construction, and 45% on handover. Handover is scheduled for Q4 2030 for the new release, and it was Q4 2029 for the first release.

Al Ghadeer Gardens sits within the Seih Sedeirah masterplan in the Al Ghadeer district, on the Abu Dhabi-Dubai border along the E11, with access to Sheikh Mohammed Bin Zayed Road (E311) and Al Fayah Road (E75). Expo City Dubai, Dubai Parks and Resorts, and the future Palm Jebel Ali are within a 20-minute drive, and Al Maktoum International Airport is about 16 minutes away, close to Dubai South. Zayed International Airport is about 35 minutes away, Dubai International Airport about 45, and Abu Dhabi city about 50, with Yas Island also within reach. Al Ghadeer is an inland community, so most trips are by car.

Al Ghadeer Gardens — Dubai

Aldar Properties is Abu Dhabi's leading real estate developer and one of the most recognized names in the wider regional market, listed on the Abu Dhabi Securities Exchange. With a portfolio spanning master-planned communities, mixed-use developments, retail destinations, and hospitality assets, including Yas Acres, Saadiyat Island, and Al Reem Island, Aldar has built a track record over more than two decades of delivering projects that stand the test of time. Al Ghadeer Gardens extends that same commitment to quality and long-term community management into one of the UAE's few genuinely dual-emirate residential addresses.

Al Ghadeer Gardens sits in an established master community on the Abu Dhabi-Dubai border, close to employment hubs on both sides, including Dubai South, Expo City, and Al Maktoum International Airport. Aldar reported that the first release sold out within 48 hours and brought a second release forward, which points to steady buyer demand. Abu Dhabi's 2% government fee, against 4% in Dubai, lowers the cost of entry, and the 5% down payment keeps the early outlay low. Al Ghadeer is an inland, car-dependent community, so buyers who want waterfront living or quick access to central Abu Dhabi, about 50 minutes away, should weigh that. Compare it with other properties for sale in Abu Dhabi before deciding.
