Dubai’s real estate market is witnessing an extraordinary surge, with villas continuing to dominate buyer demand, driven largely by families and high-net-worth individuals seeking spacious homes and long-term investment opportunities.

According to Bayut’s Property Analysis, which sources its data from the Dubai Land Department, villa transactions in the last 12 months surged by 35.1% to 35,639 sales, generating a record AED 205.2 billion in value, up 39.9% year-on-year. The average villa price climbed 10.3% to AED 1,522 per sq. ft., reflecting the market’s strong upward trajectory.
Townhouses, however, showed contrasting performance. Sales volume dropped by 26.4% to 1,280 units, with the total value sliding 29.7% to AED 3.6 billion. The average townhouse price declined slightly by 1.5% to AED 1,583 per sq. ft., as more buyers favored standalone villas for space and exclusivity.

Other hotspots, including Al Quoz, Jumeirah Islands, Dubai Sports City, Emaar South, and Al Satwa, also recorded increases ranging between 121% and 176%.
Industry experts attribute the surge to a clear shift in buyer preferences since the COVID-19 pandemic. Families are increasingly prioritizing larger homes with privacy, outdoor space, and access to top-tier amenities, making suburban and master-planned communities more attractive than ever.
High-net-worth individuals, many of whom are relocating to Dubai under favorable visa and investment programs, are also contributing to the market’s growth by investing in luxury villas and upscale residences.
This heightened demand has put sustained upward pressure on prices, especially in well-connected and established neighborhoods, positioning Dubai as one of the most competitive global property markets for long-term capital appreciation.
