Jumeirah Village Circle (JVC) is one of Dubai's prominent apartment communities, but buyers can misunderstand it by treating every address as the same market. Its numbered districts, commonly described as Districts 10 to 19, contain different buildings, street settings and everyday amenities. Choosing the right district matters, but choosing the right building matters just as much.
Quick answer: Start with District 10 if JSS International School matters to your household, District 11 if Circle Mall is part of your daily routine, and District 15 if you want to compare apartment developments such as Hillmont Residences. Include Districts 12, 13 and 14 when the individual building, layout and price suit you. These are practical shortlisting priorities, not a verified ranking of district investment returns.
This guide preserves the distinction between a convenient place to live and a financially sensible purchase. A district name cannot establish the rent an apartment will achieve, how quickly it will sell or whether its value will rise.
JVC is a master-planned community associated with Nakheel. Its wider road connections include Al Khail Road, Hessa Street and Sheikh Mohammed bin Zayed Road. Access must be assessed from the actual building entrance; proximity to a highway on a map does not guarantee a direct turn onto it.
| Verified benchmark | H1 2026 | How to interpret it |
|---|---|---|
| Average asking price per sq ft | AED 1,470 | Advertised apartment pricing |
| Average transaction price | AED 1,077,347 | Separately reported transaction metric |
| Projected community ROI | 7.15% | Publisher's estimate; not a guaranteed net return |

What this means for buyers: Keep advertised prices, registered transactions and projected yields separate. An asking price is a seller's expectation; a transaction records a sale. A community average can include different sizes, buildings and ready/off-plan properties, so it should orient your research rather than determine your offer.
Read this as a snapshot of advertised purchase budgets. To assess changes in rental yield over time, compare consistent price and rent datasets covering equivalent properties and periods.
JVC's circular street pattern makes a labelled location useful, but a district label alone is too broad for evaluating a purchase. Check the registered plot, project address and actual walking route. A nearby amenity may require a longer journey than a straight-line distance suggests.
The map below plots approximate verified landmark locations. It does not draw district boundaries, street alignments or highway entrances. Its road list provides context rather than navigation instructions.
Hessa Street access is also changing. RTA's April 2026 announcement distinguished the opened section toward Sheikh Zayed Road from Phase 2 works between Al Khail Road and Sheikh Mohammed bin Zayed Road. Do not treat every planned connection as an open route. Test your commute during the hours you will actually travel.
The order below is an editorial starting point based on identifiable amenities and buyer needs. No comparable district-level dataset has been established here to rank resale liquidity, achieved yields or future capital growth.
JSS International School makes District 10 worth considering when school access is central to your routine. However, buying in the same district does not establish school admission, a safe walking route or an easy school-run journey. Visit the building and the school approach at drop-off time before paying a premium for proximity.
For investors, school proximity is one possible feature of tenant appeal. It does not prove higher occupancy or a better return than a less expensive apartment elsewhere. Compare achieved rents, service charges, parking and the condition of the unit you would actually buy.
Best for: households researching school access and buyers who value an established everyday landmark. Ask for building-specific resale evidence rather than relying on an unsupported district average.
Circle Mall gives District 11 a clear amenity reference for shopping and dining. Its official operator provides current store and visitor information; check that directory for the facilities you expect to use. The important purchase question is whether your shortlisted building has a practical route to the mall, not simply whether its address says District 11.
Inspect pavement continuity, crossing points, heat exposure and the return walk carrying groceries. A convenient drive and a comfortable walk are different benefits. Also consider whether the apartment faces traffic, servicing areas or an active construction plot.
Best for: buyers who want everyday retail within their local routine. Mall proximity should be weighed alongside apartment quality and ownership costs.
District 15 is a useful place to compare apartment options, including Hillmont Residences by Ellington. The developer confirms Hillmont as a JVC project, while current project-address references place it in District 15. Its presence does not establish that every building in the district offers comparable construction, facilities or resale prospects.
Look beyond the visual appeal of a new launch. Compare internal usable space, balcony area, lift provision, parking allocation, completion status and the maintenance obligation behind the amenity list. For any off-plan unit, check the registered project, contractual handover terms and remaining instalments. You can also compare amenity-led JVC projects such as One Sky Park, verifying the exact plot and project address independently.
Best for: buyers comparing different apartment specifications. Check the journey from your shortlisted building to the amenities you use.
Include District 13 in a wider budget search, but do not assume it is JVC's cheapest apartment district. A smaller unit or an older building may have a lower total price while costing more per usable square foot or requiring more refurbishment.
For a first investment, request recent comparable sales in the same building and examine competing rentals. An apparently attractive purchase price can lose its advantage after service charges, repairs and vacancy. Highway access should be tested along the actual legal driving route.
Best for: buyers willing to compare property-level value across several districts, without relying on a claimed district yield league table.
FIVE Jumeirah Village's official address confirms District 14. The hotel is a useful landmark when considering the surrounding street environment. It does not establish that every apartment nearby benefits from higher short-stay revenue.
Visit in the evening as well as during the day. Check sound insulation, vehicle activity, guest parking and whether the atmosphere matches the intended resident. If considering holiday-home use, verify the unit's eligibility, required permissions, management charges and realistic occupancy assumptions before calculating returns.
Best for: buyers who have checked the specific street setting and intended rental use. Hotel proximity is a characteristic to investigate, not a revenue guarantee.
For family buyers considering District 12, the useful comparison is the journey between home, school, parks and daily services. Compare the outdoor spaces available along your actual daily routes. Judge the accessible outdoor space around the building rather than a district-wide superlative.
Compare bedroom dimensions, storage, kitchen usability, balcony safety and lift access with a pushchair. A family-oriented layout can matter more than an impressive lobby. Ask whether the second bedroom remains usable once beds, wardrobes and a desk are in place.
Best for: households that find a suitable building and practical daily routes. Compare available two-bedroom apartments in JVC by documented layout and recurring cost.
Do not group these districts into a single “highest yield” or “lowest price” investment category. Villa areas, apartment plots and individual developments are not interchangeable. Confirm that the property being offered is an apartment in the stated district and that its address matches the registered project.
For a building beside undeveloped land, identify neighbouring plots and visible construction. Ask what is approved, what is underway and what remains uncertain. A promise that disruption will end within a fixed number of years needs project-level evidence.
Best for: buyers prepared to evaluate individual opportunities and construction exposure. There is no verified district-wide discount or delivery schedule presented here.
| Shortlist | Starting point | Essential check |
|---|---|---|
| District 10 | JSS International School | Admission and actual school route |
| District 11 | Circle Mall | Practical walking route |
| District 15 | Hillmont and apartment comparisons | Specification, status and charges |
| District 13 | Broader budget search | Comparable sales and repairs |
| District 14 | FIVE hotel landmark | Noise and intended rental use |
| District 12 | Family routine | Layout and accessible outdoor space |
| Districts 16–19 | Individual plot opportunities | Property type and nearby construction |
This is a practical comparison, not a measured district price or return ranking. Assess price and return using dated, building-level evidence.
No bedroom type is automatically the best investment. Studios may reduce the total purchase commitment, one-bedroom apartments separate living and sleeping space, and larger apartments may better suit households needing privacy or a work area. Each still requires a building-level rental and cost assessment.
| Apartment type | Useful feature | What to examine |
|---|---|---|
| Studio | Compact accommodation | Storage, cooking and working space |
| 1 bedroom | Separate bedroom | Usable living area and price premium |
| 2 bedrooms | Additional household space | Both bedroom sizes and parking |
| 3 bedrooms | More privacy and flexibility | Total costs and comparable tenant demand |
Compare one-bedroom apartments for sale in JVC with larger alternatives on the basis of the same evidence. A high community transaction count cannot establish the return on a particular floor plan.
Define the return first. Gross rental yield on purchase price equals annual rent divided by purchase price, multiplied by 100. Net operating yield deducts relevant operating expenses and vacancy; financing and acquisition costs need their own clearly stated treatment. A publisher's community ROI is a separate estimate with its own methodology.
For example, a hypothetical AED 1 million apartment with AED 70,000 annual rent has a 7% gross yield on purchase price. If non-financing expenses and vacancy total AED 20,000, the remaining AED 50,000 equals 5% on that price, before acquisition costs and financing. These numbers illustrate arithmetic, not a JVC rent quotation or forecast.
Avoid mismatched averages. Dividing a community median rent by a median sale price does not necessarily measure the yield earned by a matched set of properties. The rental and sales samples may contain different buildings, sizes and completion statuses. Use comparable units and disclose the method.
Supply needs project-level scrutiny. Check competing handovers, construction progress and the number of similar units available in your target building. An announced pipeline is not the same as delivered stock. Request current project-level evidence before assuming when competing apartments will become available.
Capital growth is uncertain. Neither community popularity nor a recent price movement guarantees resale gains. Compare your intended holding period, cash reserve and likely exit competition. For a wider location comparison, read our JVC vs JLT investment comparison, checking the dates and assumptions behind any figures.
Compare JVC with Arjan or other shortlisted communities using the same reporting period and property type. Extend the comparison to Business Bay or Dubai Marina when their location better serves your routine, while allowing for different purchase budgets and building costs.
Do not combine asking-price averages from one portal with rents or transaction prices from another and label the result a measured market yield. A useful comparison includes the actual apartment price, achievable annual rent, service charges, condition, transport needs and competing supply.
District 10 is a useful starting point for JSS International School access, District 11 for Circle Mall, and District 15 for comparing apartment developments such as Hillmont. The best purchase depends on the building, price and buyer's routine; these districts are not ranked by verified investment returns.
A comparable, verified district-level yield ranking has not been established for this guide. Calculate the prospective return for the actual apartment using supported rent assumptions, operating costs and vacancy.
The chart shows H1 2026 advertised averages for studios and one- and two-bedroom apartments. They are historical community asking-price benchmarks, not current quotations, district averages or completed sale prices. Request recent building-level comparables before making an offer.
It can suit buyers who find a property with a sensible purchase price, supported rental demand and manageable costs. Assess competing supply, condition, vacancy and resale alternatives. A projected community yield does not establish your net return.
JVC is commonly marketed as a freehold community. Confirm the exact unit's ownership tenure and registered details before committing. Our guide to freehold areas in Dubai explains the wider distinction.
Do not assume an apartment in JVC provides a walkable metro connection. Check current routes and journey planning through RTA, including any bus or road transfer required. Fixed driving times and stop counts vary with the route and should be checked for your building.
Circle Mall is in District 11. Verify the route from the particular building, because being in the same district does not guarantee a short or comfortable walk.
Start with the school route, usable floor plan, outdoor space and building management. District 10 is relevant for JSS International School; District 11 offers the Circle Mall landmark. Compare suitable buildings in other districts rather than assuming one district fits every family.
JVC should be evaluated as a collection of buildings and street settings. District 10, District 11 and District 15 provide useful starting points for school access, retail and apartment comparisons, while other districts can enter the shortlist when the actual property fits the budget and routine.
The strongest decision connects location with evidence: recent comparable sales, realistic rent, ownership costs, an inspection and the journey you will make every day.
