Jumeirah Village Circle (JVC) is where a large share of Dubai's first-time investors start, and the question we hear most often from buyers is simple: should I buy a studio or a 1 bedroom? Both are the community's best-selling unit types, both serve established rental markets, and the price gap between them is wide enough to change your whole investment plan.
This studio vs 1 bedroom JVC guide compares purchase budgets, rental income, ownership costs and practical layouts. The supplied research snapshot attributes its apartment sales and rental figures to Dubai Land Department (DLD) and Ejari records compiled by DXBinteract for October 2025 to September 2026. These historical benchmarks are not live asking prices or a guaranteed return; confirm a current building-level comparison before making an offer.
Consider a studio if a smaller purchase budget and rental income are your main priorities. In the historical worked example below, a price of AED 709,950 and annual rent of AED 48,000 produce about 6.8% gross yield before costs.
Buy a 1 bedroom if you want a separate sleeping space, an apartment that can appeal to owner occupiers, or a home you might live in. In the historical worked example, a price of AED 1,100,000 and annual rent of AED 68,000 produce about 6.2% gross yield before costs.

Jumeirah Village Circle offers a mix of studios and larger apartments with access to Al Khail Road, Sheikh Mohammed Bin Zayed Road and Circle Mall. A useful comparison starts with two similar buildings: the same completion status, condition, amenities and approximate location.
Community averages can hide large differences between buildings. A premium off-plan studio and an older ready 1 bedroom are different investments even when their asking prices overlap. Request recent registered sales, comparable signed leases and the approved service charge for each shortlisted unit.
In the supplied snapshot, the 1 bedroom price input is about 55% higher than the studio input, an extra AED 390,050. Compare the actual usable area and layout of the units you shortlist.
A JVC studio sells at about AED 1,720 per sq ft against AED 1,420 for a 1 bedroom, a premium of about 21%. One possible reason is that the kitchen, bathroom, entrance and balcony cost roughly the same to build whether the unit is 400 or 700 sq ft, so they take up a larger share of a studio's price. Investor preferences and building mix can also influence the comparison. When you compare listings, judge a studio by its total price and its rent, not only its price per sq ft.
The supplied snapshot shows higher off-plan price inputs than ready resale inputs: about 18% for studios (AED 745,120 vs AED 630,000) and 17% for 1 bedrooms (AED 1,157,660 vs AED 986,000). Part of that premium pays for newer buildings, better amenities and post-handover payment plans. Part of it is simply the price of buying today for a unit you receive in two to three years. If you are weighing the case for off-plan property in Dubai, compare the off-plan price to a ready unit in a similar building nearby, not to the community average. For ready stock, our guide to buying a resale property covers the checks that matter.
Studios and 1 bedrooms serve overlapping tenant groups. Studios can suit residents prioritising budget; a separate bedroom can be useful for couples, home working and privacy. Tenant stability depends on rent, condition, management and the individual household.
Ask for recent signed leases for the same layout, whether they are new contracts or renewals, and the time comparable units remained vacant. Do not infer vacancy or tenant turnover from the total number of Ejari contracts alone.
Using the price and rent inputs in the supplied research snapshot, a studio has a higher calculated gross yield. This is a comparison of historical inputs, not a prediction for an individual property.
The calculations divide the snapshot rent by each price input. A ratio of separate community medians is not the median return of individual properties, and off-plan units do not produce rent before completion. Use the same ready property and a current achievable rent when assessing a real purchase.
Here is the number most comparisons miss. Moving from a median studio to a median 1 bedroom costs an extra AED 390,050 and adds about AED 20,000 a year in rent. That extra money earns a gross return of only about 5.1%. If you are buying purely for income, that additional capital may work harder elsewhere, for example as a second studio. If you value liquidity, tenant quality or future personal use, the 1 bedroom's lower yield buys you those things.
Gross yield ignores running costs. The comparison below applies the same assumptions to both units so you can see the gap after costs. Treat it as a worked example, not a forecast.
Assumptions by Next Level Real Estate. Purchase costs of 6% are a simplified assumption; agency VAT, registration, trustee and mortgage fees can make actual acquisition costs higher. Service charges vary by building: check the approved rate on the DLD Mollak service charge index or the Dubai REST app.
If a studio sees six weeks of vacancy a year because of higher turnover, its net yield on the median price falls to about 4.3%, still slightly ahead of the 1 bedroom. For a step by step method you can apply to any unit, see how to calculate and improve ROI on rental properties in Dubai.
A 1 bedroom can appeal to both investors and buyers who want to live in the apartment. A studio can appeal to buyers seeking a smaller purchase budget. Neither observation proves which unit will sell faster: compare listing-to-sale times, completed resale transactions, competing stock and the discount needed to achieve a sale in the specific building.
Higher transaction volume alone is not evidence of better liquidity. It can also reflect a larger stock of apartments. Assess resale pricing and demand against comparable units rather than assuming one bedroom count will always outperform.
New handovers can increase competition for tenants and buyers. Check the construction and completion status of nearby developments, the number of comparable vacant apartments and realistic rents. A large pipeline estimate is not the same as confirmed delivery in one year.
If you might live in the apartment, the decision is less about yield and more about how you will use the space.
JVC sits between Al Khail Road and Sheikh Mohammed Bin Zayed Road, with quick access to Dubai Hills, Al Barsha and Dubai Marina by car. Check current public transport connections and your actual commute; parking matters. Check that your unit includes an allocated space, especially in compact studio buildings.
Compare balcony usability, kitchen ventilation, built-in wardrobes, natural light and furniture placement. For a 1 bedroom, inspect whether the living area can accommodate both everyday seating and a desk. A larger advertised area does not necessarily mean a more usable layout.
Buy a ready studio in an established building with documented rental history. Compare its net yield and total cash requirement against other available units. Avoid paying a large off-plan premium for a studio in a building surrounded by new launches.
Compare one 1 bedroom against two studios. Two median studios cost about AED 1.42 million and earn about AED 96,000 a year, roughly 6.8% gross, but you take on two sets of tenants, service charges and resale risk. One 1 bedroom involves one tenancy; its eventual resale depends on price, condition and competing listings. For comparison, a median JVC 2 bedroom cost about AED 1,645,960 and rented for about AED 93,260, a gross yield of about 5.7%, which is why 2 bedroom apartments appeal more to end users than to yield buyers.
Buy the 1 bedroom. The extra space, privacy and stronger resale market matter more to you than the yield gap. If you later move out, compare actual tenant demand for the building before setting a rental price.
Either can work, but focus on developer track record, handover date and the number of competing launches nearby. Stress-test the expected rent and completion timing for both unit types instead of assuming either is automatically safer.
A studio may support a two-year investor residence application, subject to the DLD Taskeen ownership and documentation requirements. If the Golden Visa is the goal, plan a portfolio that reaches AED 2 million in total value.

A studio can suit a smaller purchase budget and an income-focused strategy. A 1 bedroom provides a separate sleeping area and may suit personal use as well as renting. Compare net income after service charges, maintenance and vacancy for the actual units; bedroom count alone cannot determine the better investment.
Divide annual rent by the purchase price and multiply by 100 for gross yield. For net yield, deduct annual service charges, management, maintenance and vacancy, then divide by the total acquisition cost. Use comparable signed leases and current charges rather than advertised returns.
A ready apartment lets you inspect the unit, check the service charge and assess existing leases. An off-plan purchase requires additional checks on the developer, escrow, completion schedule and competing supply. Compare the total price and the period without rental income before choosing a payment plan.
The DLD Taskeen service currently allows an individual property owner to apply regardless of property value. Joint owners need an ownership share worth at least AED 400,000. A title deed and the remaining application requirements still apply. Confirm eligibility directly with the service before relying on a purchase for residency.
Neither type is automatically easier to resell. A 1 bedroom can attract buyers planning to live in it, while a studio may appeal to investors with smaller budgets. Compare achieved resale prices, comparable listings, transaction times and the building's condition. More recorded transactions alone do not prove faster resale.
Check usable living space, bedroom separation, storage, kitchen ventilation, balcony access and the furniture layout. Confirm the approved floor plan and area for the exact unit. Also verify allocated parking, the annual service charge and any difference between marketing drawings and the purchase documents.
A studio can provide a lower entry budget; a 1 bedroom offers privacy and more flexibility for personal use. The strongest purchase is the unit whose price, achievable rent, service charges and resale competition work together for your goal.
