Ask most buyers which Palm Jumeirah frond they want and the honest answer is "whichever one has a villa for sale." That is a mistake. Palm Jumeirah has 16 residential fronds, lettered A to P, and Dubai Land Department records show that in 2026 Signature Villas on Frond F changed hands at a median of AED 112.5 million while Signature Villas on Frond B traded at a median of AED 36.5 million, each figure based on two sales. Same island, same developer, same product name, three times the price. The gap is explained by frond length, position on the island, plot depth, orientation, villa type and renovation state. This guide walks through all of it, frond by frond, so you can decide which ones are worth buying on.
Data as of 21 October 2026: Dubai Land Department sale and rental records via DXBinteract.
Quick answer: for trophy buyers, Fronds G, H, I and J and the tip plots of every frond are where the custom-built mansions and record sales sit. For long-term holders who want the strongest resale depth, the middle fronds D, E, F, K, L and M lead the market. For buyers who value quick access and lower entry prices, the base fronds A, B, O and P offer some of the best value. Across every frond, position within the frond and renovation state move price more than the letter itself.
Dubai Land Department transaction records compiled by DXBinteract show 79 villa sales across Palm Jumeirah between 1 January and 21 October 2026, with a combined value of AED 4.08 billion. The median villa sale price was AED 44 million, up 33 percent on the same period of 2025, and the median registered price per square foot rose 20.5 percent to AED 7,060. These island-wide figures include a small number of villas outside the Nakheel fronds, such as Eome, Club Villas and Marina Residence. Transaction volume fell 29 percent and total value fell 15 percent over the same period.
Falling volume alongside rising prices is a supply story, not a demand story. DXBinteract counts 183 villas in current supply against roughly 2,626 villas on the island. Owners who have already renovated have little reason to sell, so the stock that does trade tends to be either rebuilt trophy homes at the top of the range or original-condition homes at the bottom.
The longer trend matters too. Across all property types on Palm Jumeirah, the median price per square foot has risen from AED 1,791 in 2021 to AED 2,764 in 2022, AED 3,138 in 2025 and AED 3,548 in 2026 to date, roughly doubling in five years. Frond villas trade at far higher rates than the island average because land, not built area, drives their value, and no new frond land is being created on Palm Jumeirah.
What this means for buyers: you are negotiating in a seller's market for the best positions and a buyer's market for tired stock. The spread between fronds, and between positions on the same frond, is wide enough that frond selection is a financial decision rather than a lifestyle preference. Current inventory is on our Palm Jumeirah villas for sale page.
The fronds radiate from the central trunk in two sets of eight, and the letter tells you a great deal about where a villa sits. The layout below has been checked against OpenStreetMap mapping of the island.
Fronds A to H run up the eastern side of the island and face the Jumeirah coastline, with the Burj Al Arab on the horizon from many outer plots. Frond A and Frond B are at the base, closest to the trunk entrance, Nakheel Mall and the exit road to Sheikh Zayed Road. Fronds C, D, E and F are the middle fronds, with C, D and E among the longest on the island. Frond G and Frond H are the short upper fronds nearest the crescent, Atlantis The Palm and Atlantis The Royal.
Fronds I to P run down the western side and look across to the Dubai Marina and JBR skyline, Bluewaters and Ain Dubai, with the sunset over the water. Frond I and Frond J are the short upper fronds near the crescent. Fronds K, L and M are the middle fronds, and together with Frond N they are among the longest on the western side. Fronds N, O and P are the lower fronds, with Frond P closest to the trunk, Palm West Beach and the Golden Mile.
Long fronds hold more villas, which gives them deeper comparable evidence and steadier resale liquidity, and their outer Signature plots have wider water channels between neighbouring fronds, so views feel more open. Short upper fronds have the fewest villas and the closest Atlantis views, which is why they attract custom rebuilds and trophy pricing, but they are also the furthest drive from the mainland. Base fronds trade some privacy for a noticeably shorter drive at peak times, and they are the natural choice for families using Nakheel Mall, the schools on Al Sufouh Road and the Palm Monorail daily.
Nakheel delivered three villa products on the fronds between 2006 and 2008, and the product type sets the price band before the frond letter does.
| Villa type | Bedrooms | Built-up area (approx.) | Plot size (approx.) | Position on frond | 2026 DLD price reference |
|---|---|---|---|---|---|
| Canal Cove | 3 to 4 | 4,500 to 5,100 sq ft | Clustered homes on smaller plots | Near the trunk end of several fronds | AED 18.5 million median (3 sales) |
| Garden Homes | 4 to 5 (a few 3) | 5,000 to 6,000 sq ft | 6,500 to 7,400 sq ft | Inner frond, direct beach access | Island-wide villa medians: AED 39.7 million (4 bed), AED 46.5 million (5 bed) |
| Signature Villas | 5 to 7 | 7,000 sq ft and above | 13,000 to 16,500 sq ft | Outer frond, widest beach frontage | Island-wide villa median: AED 80 million (6 bed) |
| Custom-built villas | 5 to 10 | 10,000 sq ft and above | Signature plots, sometimes merged | Typically frond tips and Fronds G, H, I, J, N | Largest 2026 sale: AED 260 million (Eome, developer sale) |
Garden Homes came in facades such as Mediterranean, Arabic, Santa Fe, Greek and Costa Del Sol, and Signature Villas in Arabic, Contemporary, European, Mediterranean and Spanish styles. Both are gated with 24 hour security, have private pools and direct beach access, and most are G+1. Published guidance on Palm villa types puts bespoke rebuilds at a maximum of three levels, either G+1 with a basement or G+2 without one, which is why many new mansions on Frond G and the frond tips place cinemas, gyms and car galleries below ground. Always confirm the current Nakheel planning rules for the specific plot before you buy.
What this means for buyers: a 4 bedroom Garden Home and a 6 bedroom Signature Villa on the same frond are different asset classes. The Signature Villa carries twice the land, and land is what appreciated. If your budget is AED 30 to 50 million you are choosing between a renovated Garden Home on a prime frond or an original-condition Signature Villa on a value frond. Compare both on our 4 bedroom Palm Jumeirah villas and 5 bedroom Palm Jumeirah villas pages.
The table below summarises every Nakheel frond villa sale registered with the Dubai Land Department between 1 January and 21 October 2026, grouped by frond. Medians are for Signature Villas (SV) and Garden Homes (GH) respectively. Many fronds recorded only one or two sales, so treat those medians as indicative rather than as a market-wide benchmark. A note on price per square foot: registered areas for frond villas vary widely, with some Signature Villas recorded at around 6,700 to 7,700 sq ft and others at 13,000 to 16,500 sq ft, so per square foot figures are not reliable for comparing villas. Use the median price and the deal count, not the rate.
| Frond | Side and position | 2026 deals (SV / GH) | 2026 median price | Character and buyer fit |
|---|---|---|---|---|

| J | West, upper (short) | 0 / 0 | No 2026 sale recorded | Short upper frond, contemporary custom stock, privacy-led buyers |
| K | West, middle (long) | 4 / 0 | SV AED 40.5m | Long frond with Marina views, market deals from AED 31m to AED 110m plus one atypical AED 8.9m registration |

Frond G earned the nickname Billionaires' Row after an Alpago-built villa sold for AED 302.5 million in October 2022, at the time the most expensive home sale in Dubai. Fully custom villas are typically found on Fronds G, H, I, J and N and on the tip plots of every frond, which is why many of the island's new mansions, with basement car galleries and infinity pools facing Atlantis The Royal, are concentrated here. These fronds rarely trade: no 2026 sale was registered under Fronds H, I or J between January and 21 October. The one Frond G sale of the year was a 13,926 sq ft Signature plot at AED 95 million. The highest Palm Jumeirah villa transaction of 2026 was AED 260 million, registered in September for a 26,550 sq ft six-bedroom villa in Eome as a developer sale.
Buy here if privacy, architecture and provenance matter more than yield or commute. Expect to compete with buyers who have already sold a business, and expect to hold for a decade. Our guide to the best areas to buy mansions in Dubai puts these fronds in context against Emirates Hills and Jumeirah Bay Island.
The six middle fronds carry many of the island's villas, the deepest comparable evidence and the most reliable resale market on the island. In 2026, Frond M was the busiest frond with seven recorded villa sales, including Signature Villas at AED 91 million in January and AED 110 million in September. Frond F Signature Villas traded at a median of AED 112.5 million across two sales. Frond D produced the strongest Garden Home pricing of any frond, with two 4 bedroom homes selling at AED 60.9 million and AED 63.5 million. Frond L recorded four Garden Home sales between AED 39 million and AED 54 million, and Frond K Signature Villa sales ranged from AED 31 million for a 7,754 sq ft registration to AED 110 million for a 16,336 sq ft registration.
Buy here if you want a villa you can live in, renovate over time and sell into a liquid market. The middle fronds also have the broadest choice of orientation, so a buyer who wants sunset and Marina lights can choose K, L or M, and a buyer who prefers quieter morning light and Burj Al Arab views can choose D, E or F.
The base fronds are closest to the trunk, which means the shortest drive to Sheikh Zayed Road, Nakheel Mall, the Palm Monorail and the schools of Al Sufouh and Dubai Media City. They are also where the 2026 data shows some of the lowest entry prices: Signature Villas on Frond B at a two-sale median of AED 36.5 million, and single Garden Home sales on Frond P at AED 28.5 million and on Frond A at AED 28 million. Condition still drives the spread: on Frond O one 4 bedroom Garden Home sold for AED 49.5 million in January 2026 while another sold for AED 29 million in April.
Buy here if you intend to live on the Palm full time with children in school, or if you want the largest possible plot for your budget and are prepared to renovate. Base fronds also have the most straightforward short-let and long-let demand because tenants value the access. Our guide to why high net worth buyers choose Palm Jumeirah explains the lifestyle pull in more detail.
Canal Cove villas sit in small clusters near the trunk end of a number of fronds. At a 2026 median of AED 18.5 million for 3 to 4 bedrooms, they are the most accessible way to own a frond villa, and they share the frond gate and beach. DLD data via DXBinteract records roughly 113 Canal Cove homes, and a 3 bedroom Canal Cove sale at AED 21 million in January 2026 shows how close the best units now trade to original Garden Homes. See current Palm Jumeirah townhouses for sale for comparable lower-entry options on the island.
Every frond has three zones. Tip villas face open water on more than one side, catch the most light and wind, and are where bespoke rebuilds are typically found on every frond; one published broker estimate put the tip premium at around 25 percent over villas near the frond entrance, although each tip plot should be valued on its own comparables. Mid-frond villas are the quietest, with the least passing traffic and the most consistent pricing. Villas nearest the gate are the most convenient and the most affordable on any given frond, but they see every car that enters.
Renovation state then multiplies the position effect. Frond D is the clearest 2026 example: a 4 bedroom Garden Home sold for AED 23.5 million in October while another 4 bedroom Garden Home on the same frond sold for AED 63.5 million in June. Both were registered at a similar size, so the gap reflects position, condition and specification rather than the frond itself; DLD records do not capture renovation status, so always inspect and compare like with like. On Frond K a similar spread separates a AED 31 million Signature Villa from a AED 110 million one.
What this means for buyers: a tip plot on Frond B in original condition can be a better long-term buy than a mid-frond villa on Frond F, because the rebuild upside is in the land you control. Conversely, paying a prime-frond premium for a home you intend to demolish makes little sense; buy the position, not the finish.
Each frond has a sunnier flank and a shadier flank, and the side of the island decides what you look at. West-side fronds (I to P) face the Dubai Marina and JBR skyline, Bluewaters and Ain Dubai, and they get the sunset over the water; evening terraces are their selling point. East-side fronds (A to H) face the Jumeirah coastline with the Burj Al Arab on the horizon, softer morning light and shade on the pool deck in the afternoon, which many families with young children prefer. Upper fronds on both sides look straight at Atlantis The Palm and Atlantis The Royal, which is spectacular at night and busy during the hotel's event and fireworks calendar. Mid-frond positions on long fronds are the most sheltered from both event noise and the yacht traffic that passes the frond tips.
Palm Jumeirah frond villas are a land-backed capital growth asset. DLD rental contracts in 2026 show median annual rents of AED 950,000 for 4 bedroom villas (113 contracts), AED 1.05 million for 5 bedroom villas (79 contracts) and about AED 1.78 million for 6 bedroom villas (42 contracts). Set against 2026 median sale prices, that implies gross yields of roughly 2.4 percent on a 4 bedroom villa and around 2.2 percent on a 6 bedroom villa, before service charges. Short-let licences can lift gross income on base-frond Garden Homes, but the economics still favour appreciation over income.
Liquidity differs by frond type. Long middle fronds trade most often and price most predictably, which protects your exit. Upper custom-build fronds trade rarely and at prices set by a handful of global buyers, which means exceptional upside and long marketing periods. Base fronds trade steadily to end users and are the least volatile. The island is freehold, so every frond villa qualifies the owner for the UAE 10 year Golden Visa, which applies to property purchases of AED 2 million and above; our Golden Visa guide explains the application route for property investors.
Nakheel is now selling villas on the new fronds of Palm Jebel Ali, which reuse the same lettering system, so check which island a "Frond K" listing refers to. Palm Jebel Ali offers larger plots, contemporary architecture and off-plan payment plans at a fraction of Palm Jumeirah pricing, with handovers still several years away and no secondary market yet. Palm Jumeirah offers a finished community, immediate occupation and the deepest villa resale liquidity in Dubai. Many of our clients pair the two: a Palm Jumeirah frond villa to live in now and a Beach Collection villa on Palm Jebel Ali as a longer-term hold. Our analysis of whether it is a good time to invest in Palm Jebel Ali villas covers the pricing gap in detail.
If a frond villa is beyond budget but you want the Palm address, the island's newer branded residences on the trunk and crescent, such as Como Residences by Nakheel and Orla Infinity by Dorchester Collection, offer villa-sized penthouses and sky villas with hotel services; see our round-up of top off-plan projects in Palm Jumeirah.
At Next Level Real Estate we start every Palm Jumeirah villa search with three questions rather than a frond letter. First, how will you use the home: full-time family residence, seasonal base or pure investment? That answers base versus upper frond. Second, are you buying the finish or the land? That answers whether a renovated Garden Home on a prime frond or an original Signature Villa on a value frond is the better use of the same budget. Third, do you want sunset or shade? That answers east versus west. Only then do we pull the last twelve months of DLD sales for the two or three fronds that fit, compare position within the frond and renovation state, and negotiate from evidence. In our experience, buyers who follow this order avoid overpaying for finishes they will replace, and they are better placed when they sell, because they bought the position the next buyer will want.
Palm Jumeirah has 16 residential fronds lettered A to P. Fronds A to H sit on the eastern, Jumeirah-facing side of the island and Fronds I to P on the western, Dubai Marina-facing side. Dubai Land Department data counts roughly 2,626 villas across the island, most of them Garden Homes and Signature Villas on the fronds.
Frond G holds the headline record: an Alpago-built villa sold for AED 302.5 million in October 2022. In 2026 Dubai Land Department data, Signature Villas on Frond F recorded the highest median sale price at AED 112.5 million across two sales, followed by a single Frond G sale at AED 95 million and Frond M at a five-sale median of AED 85 million. The highest single villa transaction on the island in 2026 was AED 260 million for a 26,550 sq ft six-bedroom villa in Eome, registered as a developer sale in September 2026.
In 2026 some of the lowest frond-villa prices were recorded on the base fronds. Single Garden Home sales on Frond A and Frond P closed at AED 28 million and AED 28.5 million, and Signature Villas on Frond B traded at a two-sale median of AED 36.5 million. Canal Cove villas, the 3 to 4 bedroom clusters near the trunk end of several fronds, traded at a median of AED 18.5 million and remain the most accessible way into frond living.
Fronds I to P on the western side look across to the Dubai Marina and JBR skyline, Bluewaters and Ain Dubai, and they get the sunset over the water. Fronds A to H on the eastern side face the Jumeirah coastline with the Burj Al Arab on the horizon and softer morning light. Fronds nearest the top of the island, G, H, I and J, have the closest views of Atlantis The Palm and Atlantis The Royal.
Usually yes for resale value, because tip plots are the scarcest positions on the island, face open water on more than one side and are where bespoke rebuilds are typically found on every frond. One published broker estimate put the tip premium at around 25 percent over villas near the frond entrance, although each tip plot should be valued on its own comparables. Tip villas are also more exposed to wind and sea spray and sit furthest from the gate, so they suit owners who value privacy and views over convenience.
Garden Homes are 4 to 5 bedroom villas (a few 3 bedroom layouts exist) of roughly 5,000 to 6,000 sq ft built-up area on plots of about 6,500 to 7,400 sq ft. Signature Villas are 5 to 7 bedroom homes of around 7,000 sq ft and above on plots of 13,000 to 16,500 sq ft with wider beach frontage. In 2026 the median 4 bedroom villa sale on the Palm was AED 39.7 million and the median 6 bedroom sale was AED 80 million.
Palm Jumeirah frond villas are a capital growth and lifestyle asset rather than a yield play. Dubai Land Department rental contracts in 2026 show median annual rents of AED 950,000 for 4 bedroom villas, AED 1.05 million for 5 bedroom villas and about AED 1.78 million for 6 bedroom villas. Against 2026 median sale prices that implies gross yields of roughly 2 to 3 percent, before service charges and maintenance.
Yes. Palm Jumeirah is a designated freehold area, so buyers of any nationality can own a frond villa outright. Any property purchase of AED 2 million or more qualifies the owner to apply for the UAE 10 year Golden Visa, and every frond villa sits well above that threshold. Buyers pay the Dubai Land Department transfer fee of 4 percent of the purchase price plus registration and trustee fees.
Palm Jumeirah offers a completed community, immediate occupation or rental income and the deepest resale liquidity of any villa location in Dubai. Palm Jebel Ali offers larger plots and lower off-plan entry prices on new fronds, with construction timeline risk and no established secondary market yet. Many clients buy a Palm Jumeirah frond villa to live in and a Palm Jebel Ali villa as a longer-term hold.
The fronds of Palm Jumeirah are not interchangeable, and the 2026 data proves it: a threefold price spread between Signature Villa medians on different fronds, and a near threefold spread between two Garden Homes on the same frond. Trophy buyers belong on G, H, I, J and the frond tips. Long-term holders are best served by D, E, F, K, L and M. Value and access-driven families should start with A, B, O and P. Whatever the letter, the villa worth buying is the one with the right position within its frond, on the side of the island whose light you want, at a price that reflects its real condition rather than its neighbour's rebuild.
