One-bedroom apartments recorded the highest sales volume in the Dubai apartment dataset analyzed for January–September 2026: 39,047 transactions, or 40.5% of its 96,369 covered apartment sales. Studios followed with 29,681 transactions, while two-bedroom apartments recorded 21,747. Together, studios and one-bedroom apartments represented 71.3% of the covered apartment market.
Those numbers offer a useful starting point. They do not settle the most personal question in property: how much space do you actually need?
A home accommodates more than furniture. It accommodates work, privacy, relationships and the habits that make an ordinary day comfortable. An investor faces a related question: which space will another person find useful enough to rent or buy at a sustainable price?
This guide examines the most in-demand apartment sizes in Dubai through recorded sales, then explains how to use that evidence without letting a citywide ranking make your decision for you. Here, “size” means bedroom configuration. It does not mean that all apartments with the same bedroom count have the same floor area.
Data note: The figures below are our calculations from an independent Dubai Real Estate Data mirror of DLD registered sales, using a snapshot through 5 October 2026. They have not been independently reconciled against a direct official DLD export. Registered off-plan sales are included; “registered sale” does not mean construction is complete.
One-bedroom apartments led the analyzed sales by transaction count. Studios ranked second and two-bedroom apartments third. These three configurations accounted for 93.9% of covered apartment transactions during the first nine months of 2026.
| Apartment configuration | Registered sales | Share of covered apartment sales | Average sale price | Median sale price |
|---|---|---|---|---|
| Studio | 29,681 | 30.8% | AED 717,775 | AED 672,300 |
| 1 bedroom | 39,047 | 40.5% | AED 1,424,380 | AED 1,242,999 |
| 2 bedrooms | 21,747 | 22.6% | AED 2,623,995 | AED 2,183,346 |
| 3 bedrooms | 5,187 | 5.4% | AED 5,283,840 | AED 3,900,000 |
| 4 bedrooms | 603 | 0.6% | AED 15,386,070 | AED 10,420,000 |
| 5+ bedrooms, grouped | 74 | 0.1% | AED 63,095,068 | AED 46,500,000 |
| Bedroom count unknown | 30 | Less than 0.1% | AED 6,020,730 | AED 3,550,000 |
| Covered apartment total | 96,369 | 100% | AED 1,821,341 | AED 1,220,000 |
Source: our analysis of the Dubai Real Estate Data DLD-sales mirror. Period: 1 January–30 September 2026. Shares use 96,369 as the denominator; rounded percentages may not sum to 100%. Prices are registered transaction amounts, not current asking prices or quotations for a particular building.
The average is the total recorded sale value divided by transaction count. The median is the midpoint of recorded sale prices. The gap between them matters: a relatively small number of expensive transactions can lift the average considerably, particularly among larger apartments.
For example, the four-bedroom average was approximately AED 15.39 million, while its median was AED 10.42 million. Neither figure establishes what every four-bedroom apartment should cost. Location, floor area, building, view and the mix of ready and off-plan transactions remain essential.
Registered sales reveal purchases recorded in the registry. They provide a stronger measure of completed buying activity than the number of advertisements online. They do not reveal every buyer's motivation or every unit offered for sale.
This distinction changes how the ranking should be read. One-bedroom apartments had the most recorded sales in this analysis. That does not prove that every one-bedroom apartment sells quickly, earns the highest rental yield or will appreciate faster than larger homes.
Transaction counts reflect supply as well as buyer appetite. A configuration offered in many developments has more opportunities to transact. Payment plans, new launches, location and pricing can also influence the outcome. The dataset alone cannot isolate the contribution of each factor.
For buyers, the useful interpretation is narrower: one-bedroom apartments, studios and two-bedroom apartments formed the largest observed buying segments. To assess an individual property, compare recent sales within its building and competing buildings, then examine the price you would actually pay.
Studios recorded 29,681 sales, representing 30.8% of covered apartment transactions. Their median registered price was AED 672,300.
A studio can make sense for someone who values a manageable purchase budget and does not need a separate bedroom. Its open layout may suit a solo resident whose daily routine takes place largely outside the home. For an investor, the important question is whether the particular studio meets a clearly identified tenant's needs.
Look beyond the photograph of the bed and sofa. Is there room for a desk without blocking circulation? Can cooking, sleeping and working coexist comfortably? Where would luggage, cleaning equipment and seasonal belongings go? Does the apartment provide enough privacy for the way its occupant lives?
These questions are especially important when comparing compact layouts. A unit can appear efficient on a brochure while leaving little usable space once furniture is installed.
Explore studio apartments for sale in Dubai Sports City as one starting point, then compare individual layouts, building costs and transport requirements. The category's citywide activity should guide research, not replace it.
One-bedroom apartments recorded 39,047 sales, or 40.5% of the covered apartment total. Their median registered price was AED 1,242,999.
The extra room offers a meaningful change in how a home functions. Sleeping can remain private while the living room accommodates guests, work or an evening routine. That separation may appeal to a solo resident, a couple or someone upgrading from a studio.
This is a practical explanation for their possible appeal, rather than a demographic conclusion established by the transaction file. The records do not identify whether buyers were investors, owner-occupiers or purchasing for someone else.
One-bedroom apartments also require scrutiny. A separate bedroom is less useful if it leaves the living room too narrow, the kitchen awkward or storage inadequate. Bedroom count describes the plan; it does not guarantee the quality of that plan.
Compare 1-bedroom apartments for sale in JVC with 1-bedroom apartments in Business Bay. Use each area's options to test your own priorities: commute, building condition, total ownership cost and the amount of usable space your budget secures.
The stronger reason to upgrade is a clear need for separation. If home working, guests or different sleep schedules regularly create friction in a studio, the additional room has a purpose.
However, a larger mortgage or purchase commitment deserves the same attention as the improved layout. Compare the complete financial requirement, including transaction costs, recurring charges and a reasonable contingency. A comfortable home should also leave room in your finances for the rest of your life.
Two-bedroom apartments recorded 21,747 transactions, accounting for 22.6% of covered apartment sales. Their median registered price was AED 2,183,346.
The second bedroom can serve several needs over time: a child's room, a work area, guest accommodation or space for another household member. This flexibility is useful when the buyer expects their circumstances to change during ownership.
The category also illustrates the difference between sales volume and sales value. Two-bedroom apartments generated approximately AED 57.06 billion in recorded value, compared with AED 55.62 billion for one-bedroom apartments, despite having fewer transactions. One-bedroom units led the count; two-bedroom units led recorded value among the bedroom categories analyzed.
Buyers comparing 2-bedroom apartments in Business Bay should examine whether both bedrooms are usable, whether the living space supports the household and whether the price premium over a one-bedroom home is justified by comparable sales.
Buying more space becomes sensible when it prevents a foreseeable problem. Paying for a room that will be used every day is different from buying one solely because it might be useful someday.
Three-bedroom apartments recorded 5,187 sales, representing 5.4% of covered apartment transactions. Their median registered price was AED 3.90 million.
For a larger household, the attraction may lie in privacy and the ability to share common areas comfortably. Yet three bedrooms can still leave a family short of storage, dining space or practical work areas. The arrangement of rooms matters as much as their number.
If you are exploring 3-bedroom apartments in Downtown Dubai, compare bedroom dimensions, bathrooms, parking, lift access and the daily journey to work or school. View the home through an ordinary weekday, not only through the occasion of a viewing.
Lower citywide transaction volume does not automatically make a larger apartment a poor purchase. It does mean the assessment should be specific to its price bracket, building and likely future buyer.
The analysis recorded 603 four-bedroom sales and 74 transactions in the grouped 5+ bedroom category. Together, these represented approximately 0.7% of covered apartment sales.
These categories should not be evaluated using the same assumptions as a studio or mainstream one-bedroom apartment. The wider financial commitment, layout and property specification demand careful comparisons with genuinely similar homes.
The source combines five or more bedrooms into one bucket. It therefore cannot provide separate verified counts for five-, six-, seven- or larger-bedroom apartments. It also does not identify every penthouse separately. A large apartment must not be relabelled a penthouse simply because its price is high.
Off-plan registrations accounted for 72,792 transactions, or 75.5% of covered apartment sales. Ready properties accounted for 23,577, or 24.5%. Both groups refer to registered sales within the same January–September period.
| Configuration | Ready sales | Off-plan sales | Off-plan share within configuration |
|---|---|---|---|
| Studio | 5,236 | 24,445 | 82.4% |
| 1 bedroom | 10,086 | 28,961 | 74.2% |
| 2 bedrooms | 6,281 | 15,466 | 71.1% |
| 3 bedrooms | 1,684 | 3,503 | 67.5% |
| 4 bedrooms | 243 | 360 | 59.7% |
| 5+ bedrooms, grouped | 20 | 54 | 73.0% |
| Unknown | 27 | 3 | 10.0% |
| Total | 23,577 | 72,792 | 75.5% |
Source and period match the first table. Ready plus off-plan reconciles to every configuration total.
One-bedroom apartments led both groups: 10,086 ready sales and 28,961 off-plan sales. Studios had the highest off-plan proportion among the separately identified Studio–4 bedroom categories.
For a buyer who needs a home soon, readiness is part of suitability. A ready apartment can be inspected as a physical property; its condition and surrounding environment can be assessed directly. For an off-plan purchase, the decision depends more heavily on contractual specifications, payment obligations, project progress and the buyer's ability to manage the waiting period.
Consider timing alongside bedrooms. An appealing future layout may not solve an immediate housing need. Equally, a ready apartment may require spending on repairs or refurbishment before it meets your expectations.
In this dataset, one-bedroom average prices were approximately AED 1.16 million for ready sales and AED 1.52 million for off-plan sales. This is a comparison of different transaction groups, not a measured premium for identical homes. The groups can differ in location, floor area, age and specification.
A Dubai-wide bedroom ranking is a starting point for research. The relevant decision is usually made at a much smaller scale: a neighbourhood, a building and ultimately a particular floor plan.
The following comparisons can help frame that research:
| Search focus | Questions to resolve before shortlisting |
|---|---|
| JVC | Does this building and layout meet your routine, access and ownership-cost requirements? |
| Business Bay | How do the exact tower location, access, noise and price compare with nearby alternatives? |
| Dubai Marina | Does the unit's space and setting justify its price for your intended use? |
| Downtown Dubai | Are you paying for space you need, a specific address, a particular view or a combination? |
| Palm Jumeirah | How do building quality, usable area, outlook and recurring costs compare across properties? |
| Dubai Islands | What are the actual handover obligations, project progress and current surrounding infrastructure? |
For instance, use 1-bedroom apartments in Dubai Marina to compare a particular set of locations and buildings, rather than assuming all one-bedroom units provide the same experience.
Similarly, comparing 2-bedroom apartments on Palm Jumeirah with 2-bedroom apartments in Dubai Islands requires checking the actual properties' readiness, layout and surroundings. A shared bedroom count does not make two developments interchangeable.
These are research prompts, not a transaction-volume ranking of the named communities. The source uses registered cadastral area names, which do not always correspond exactly with familiar marketing-community boundaries.
Write down what happens in your home during a normal week. Where do you work? How often do guests stay? Who needs quiet at the same time as someone else needs the living room? Which possessions need storage?
Then consider plausible changes over your expected ownership period. A property does not need to accommodate every imagined future. It should, however, make reasonable room for changes you can already anticipate.
Request the floor plan and clarify how the quoted area is measured. Examine internal room dimensions, circulation, balcony space and storage separately.
As an illustration, two one-bedroom apartments might be advertised as 650 and 950 square feet. These are hypothetical sizes, not market averages. The larger unit could contain more useful living space, or much of the difference could lie in a balcony or inefficient circulation. Measuring where your furniture will go often answers more than the headline number.
For an owner-occupier, compare financing obligations where relevant, service charges, utilities, upkeep and the effect of moving farther from work or school. Obtain property-specific figures instead of applying one citywide assumption.
For an investor, compare expected income with expenses and vacancy. Use recent achieved rents for comparable units, rather than treating advertised rents as confirmed income. Keep acquisition costs and financing separate so the return measure is clearly defined.
For example, a hypothetical apartment bought for AED 1 million and generating AED 75,000 in annual rent has a 7.5% gross rental yield on purchase price. If annual non-financing expenses and vacancy reduce income by AED 20,000, the remaining AED 55,000 equals 5.5% on that purchase price, before financing, tax and acquisition costs. This is an arithmetic illustration, not a forecast for any bedroom type.
Ask what a future buyer would compare your apartment with. A high-volume category can still contain an overpriced or impractical unit. A less common layout can still meet a specific household need well.
Review comparable registered sales, competing supply and the property's condition. Citywide transaction volume cannot determine the time needed to sell an individual apartment or the price it will achieve.
The thoughtful choice is often the home that meets your needs while leaving a workable financial margin. An unused room has a cost. An absent room can also have a cost when it forces an early move, disrupts work or makes daily life uncomfortable.
Popularity can show where many purchases occurred. Your own routine explains which purchase would serve you. Keep both perspectives in the decision.
One-bedroom apartments led the analyzed January–September 2026 dataset with 39,047 registered sales, representing 40.5% of its covered apartment transactions. These are calculations from an independent DLD-data mirror, not an independently verified official full-year total.
By recorded transaction count in this analysis, yes. Studios recorded 29,681 sales, compared with 21,747 two-bedroom sales. Two-bedroom apartments generated more total registered value. Popularity by count and performance by value answer different questions.
Studios and one-bedroom apartments recorded 68,728 combined transactions, representing 71.3% of the 96,369 covered apartment sales. The denominator is apartments only, not all Dubai residential property types.
No. The investment depends on the purchase price, achieved rental income, expenses, vacancy, building condition and competing properties. Higher citywide sales volume does not establish the best return for a particular unit.
The median registered one-bedroom sale price was AED 1,242,999 in the analyzed period. Its average was AED 1,424,380. Both cover a mix of locations and ready/off-plan transactions, so neither should be used as a quote for a specific apartment.
Off-plan apartments recorded 72,792 transactions, or 75.5% of covered apartment sales. Ready apartments recorded 23,577, or 24.5%. These categories describe registration status, rather than proving why individual buyers selected them.
Separate figures are unavailable from this source. Its 5+ bedroom bucket recorded 74 apartment transactions, but the file does not preserve distinct counts for five, six or larger bedroom configurations. Those missing figures must not be treated as zero.
This article ranks bedroom configurations. Actual floor area is a separate measure. Compare the unit's documented area and floor plan because two apartments with the same bedroom count can differ substantially in useful space.
Use the sales ranking to narrow your research, then assess the properties themselves. Share your budget, preferred communities, required move-in date and space needs with Next Level Real Estate. Ask for a shortlist supported by floor plans, property-specific costs and comparable registered sales.
A useful shortlist should explain why each property suits you. The largest buying segment can help orient the search; the right apartment must still make sense for the person who will own or occupy it.
