Quick answer: No official count of Sobha Siniya Island homes sold in 2026 has been published. Sobha Realty reported AED 8.1 billion in sales for the first half of 2026 across all its projects, including the Siniya Island joint venture, against AED 15.7 billion in the first half of 2025. The only Siniya-specific 2026 number Sobha has released is the launch of Tranquil Beach Residences, 351 units, in March 2026. What the data does show clearly is what buyers prefer: apartments (84 percent of Sobha's FY2025 unit sales), bought mainly by non-resident investors (73 percent) from Europe and Asia.
This report brings together everything Sobha Realty and verified sources have disclosed about Sobha Siniya Island sales from launch in 2024 through October 2026, explains why a clean 2026 figure does not exist, and sets out what the numbers mean for buyers and investors weighing Umm Al Quwain's first island masterplan.
| Period | Verified figure | What it covers | Source |

| H1 2026 | AED 8.1 billion | All Sobha sales, including Siniya and Downtown UAQ joint ventures | Sobha Realty Investor Update H1 FY26 (Aug 2026) |
| March 2026 | Tranquil Beach Residences, 351 units | Only Siniya launch in H1 2026 | Sobha Realty Investor Update H1 FY26 |
Buyers searching for a single "homes sold in 2026" number will not find a verified one, and any site quoting a precise figure should be treated with caution. There are three reasons.
Most Dubai market statistics come from Dubai Land Department (DLD) registrations, which are published and analysed daily. Sobha Siniya Island is in Umm Al Quwain, where sales are registered with the emirate's own land authority, and no comparable public transaction feed exists. That is why the usual Dubai data platforms show no Siniya Island transactions.
Sobha Realty's H1 2026 Investor Update states sales of AED 8.1 billion "including Sobha Siniya and Downtown UAQ" joint venture sales. The report does not split that total by project, and it does not publish a units-sold figure for the half year. Its FY2025 release did the same, grouping Siniya Island with Downtown UAQ at AED 8 billion.
Sobha discloses how many units it releases in each launch. Several portals present these as "units sold". They are not. A launch of 351 units tells you what came to market, not how much of it was absorbed.
What this means for buyers: treat Siniya Island as an early stage, developer-reported market. Ask any agent or seller for the source of a sales claim, and rely on Sobha's own filings for headline numbers.
Sobha opened Siniya Island in Q3 2024 with an initial release of about 200 apartments and 200 villas, according to managing director Francis Alfred in Khaleej Times. By the end of the year Sobha reported 2,140 units sold in five months and about AED 5 billion in sales, roughly a fifth of its record AED 23 billion total for 2024. Launch pricing was the draw: apartments from about USD 300,000 and four bedroom villas from about USD 2.88 million, well below comparable waterfront stock in Dubai.
Sobha set a 2025 target of AED 10 billion for Siniya Island alone. It went on to release eight new, mainly apartment, clusters on the island during the year, totalling 3,337 units:
The full year result came in at AED 8 billion for Umm Al Quwain, and that figure also includes the new Downtown UAQ masterplan, which launched in late 2025. Even before splitting out Downtown UAQ, Siniya Island fell short of its own AED 10 billion target, while supply on the island grew sharply.
The first half of 2026 was quieter for Sobha overall. Group sales fell from AED 15.7 billion in H1 2025 to AED 8.1 billion in H1 2026, a drop of about 48 percent, even with Siniya and Downtown UAQ included. Sobha also launched fewer units on Siniya: only Tranquil Beach Residences, with 351 units and 242,200 sq ft of saleable area, which works out at an average of about 690 sq ft per unit. That is a clear signal that Sobha is matching new supply to the compact, investor-sized apartments that sell best.
On site, 2026 has been the year Siniya moved from brochure to construction:
What this means for investors: the 2026 picture is one of slower new sales but stronger delivery evidence. For a project that is still years from handover, visible construction and a branded hotel partner matter more to future resale value than one more record launch.

Sobha publishes its buyer mix for the whole company, including the Siniya Island and Downtown UAQ joint ventures. The project-only split is not disclosed, but the combined data and the launch pipeline point the same way.
| Property type | Share of Sobha units sold, FY2025 | Share, FY2021 to FY2024 |
|---|---|---|
| Apartments | 84% | 82% |
| Villas, retail and plots | 16% | 18% |

The Siniya pipeline confirms the preference. All eight clusters launched in 2025 and the only 2026 launch were apartment-led buildings. Villa supply on the island is limited to the low-density villa and mansion phases, such as Coral Beach Villas and Villas Phase 2.
Live listings tell the same story. Bayut listed 638 Siniya Island properties for sale in October 2026, and most of the featured listings are one bedroom apartments of about 510 to 670 sq ft, priced from roughly AED 1.0 million to AED 1.5 million. These are the units that fit a typical investor budget and a holiday-let or short stay strategy. Clusters such as Coraline Beach Residences and the marina buildings offer one, two and three bedroom layouts, with duplexes at the top end.

Nearly three in four Sobha buyers live outside the UAE. At launch, Sobha named Emiratis, Indians, British, Americans, Russians and French buyers among Siniya Island's first clients. For an island that is about 50 minutes from Dubai, this is a second-home and investment market more than an end-user one, and that shapes how resale and rental demand will develop.

| Property type | Typical size | Starting or asking price | Handover |
|---|---|---|---|
| 1 bedroom apartment | 510 to 670 sq ft | About AED 1.1M to AED 1.5M | Q4 2027 to 2030, by cluster |
| 2 bedroom apartment | 650 to 1,200 sq ft | About AED 1.7M to AED 2.5M | Q4 2027 to 2030 |
| 3 bedroom apartment or duplex | 2,000 to 2,200 sq ft | About AED 5.2M to AED 6.2M | 2028 to 2030 |
| 4 bedroom villa (Villas Phase 2) | 4,885 to 5,242 sq ft | From about AED 11M | Mid 2028 |
| 5 bedroom villa (Villas Phase 2) | 7,226 to 7,388 sq ft | From about AED 18M | Mid 2028 |
| 6 bedroom villa (Villas Phase 2) | About 11,250 sq ft | From about AED 27M | Mid 2028 |

Apartment asking prices on Bayut range from about AED 1,780 to AED 2,750 per sq ft, and Bayut reports a 2 percent rise in average asking prices over the past six months. Newer launches such as Capeside Marina Residences start higher, at about AED 2 million for a one bedroom, which shows Sobha has lifted pricing on later releases even as overall sales slowed.
Apartments are where the volume and liquidity are, and they are the easier exit later. Villas are a scarcer, lifestyle-led product, priced closer to prime Dubai, with fewer competing units on the island. Villa buyers should go through our checklist of things to know before buying an off-plan luxury villa.
| Factor | Sobha Siniya Island (UAQ) | Downtown UAQ (UAQ) | Al Marjan Island (RAK) |
|---|---|---|---|
| Setting | Natural island, low density, mangroves and beaches | Mainland city-style masterplan | Man-made islands, resort and casino-led |
| Main buyer product | 1 to 3 bedroom beach and marina apartments, villas from AED 10.5M | Apartments from about AED 1.1M | Branded and resort apartments |
| Developer | Sobha Realty with UAQ Properties | Sobha Realty | Several, including Aldar |
| Typical handover | 2027 to 2030 | 2028 to 2029 | Varies by project |
Ras Al Khaimah's Al Marjan Island draws a similar international, holiday-home buyer. Projects such as Nikki Beach Residences at Al Marjan are a useful benchmark when comparing branded waterfront options in the Northern Emirates.

The 2026 numbers describe a project changing gear. In 2024 Siniya sold on novelty and price. In 2025 Sobha pushed thousands of new units into the market and missed its target. In 2026 it slowed new releases sharply, raised prices on later launches and shifted attention to construction and hospitality. Buyers should read the drop in group sales less as a collapse in demand and more as a market moving from launch-driven buying to proof-driven buying.
For a buyer today, the practical questions are cluster position (beachfront versus marina versus inland), handover year, and how many similar units will complete at the same time. A one bedroom in a 2027 beach cluster and a one bedroom in a 2030 marina tower are very different investments, even at similar prices. Speak to an adviser who knows the developer, such as our team covering Sobha Realty properties for sale, and compare the island against Sobha's Dubai communities, such as those in our guide to living in Sobha Hartland, before you decide.
No official 2026 unit count has been published for Sobha Siniya Island. Sobha Realty reported AED 8.1 billion in sales for the first half of 2026, but that figure combines all its projects, including the Siniya Island and Downtown UAQ joint ventures, without a project split. Umm Al Quwain transactions are also not covered by Dubai Land Department data. The verified 2026 activity is the launch of Tranquil Beach Residences (351 units) in March 2026.
Sobha Realty reported 2,140 units sold within five months of the Q3 2024 launch, worth about AED 5 billion. In 2025, Sobha reported AED 8 billion in Umm Al Quwain sales from Sobha Siniya Island and Downtown UAQ combined, without a separate unit count. A cumulative project-level total has not been disclosed.
Apartments. In Sobha's FY2025 unit sales, which include its Siniya Island and Downtown UAQ joint ventures, apartments made up 84 percent and villas, retail and plots 16 percent. Every new Siniya cluster launched in 2025 and 2026 was apartment-led, mostly one to three bedroom beach and marina residences.
Mostly overseas investors. Sobha's FY2025 buyer data, which covers its Dubai projects and its Umm Al Quwain joint ventures, shows 73 percent non-resident buyers, with Europe and Asia at 31 percent each, the Middle East at 19 percent, North America at 10 percent and Africa at 7 percent. Sobha has named Emirati, Indian, British, American, Russian and French buyers among early Siniya Island clients.
Sobha launched Tranquil Beach Residences in March 2026, with 351 units and a 2030 handover. During 2026, construction also started on Capeside Marina Residences (February) and Siniya Island Villas Phase 2 (April), and on 6 October 2026 Sobha broke ground on the Anantara Siniya Island resort and residences, with 125 hotel keys and 125 branded homes due in 2030.
Off-plan apartments start from about AED 1.1 million to AED 1.5 million for a one bedroom, depending on the cluster, and three bedroom units are listed from around AED 5.2 million. Villas start from about AED 10.5 million to AED 11 million for four bedrooms, with Villas Phase 2 listing five bedroom homes from AED 18 million and six bedroom homes from AED 27 million. Apartment asking prices generally fall between about AED 1,800 and AED 2,750 per sq ft.
Most clusters use a 60/40 structure: 10 percent on booking, 50 percent during construction and 40 percent on handover. Some newer launches, such as Capeside Marina Residences, ask for 20 percent at launch, 40 percent during construction and 40 percent on handover.
Yes, within designated zones. Umm Al Quwain Decision No. 4 of 2021 allows foreigners and foreign-owned companies to own freehold property in zones set by the Ruler. Sobha Siniya Island is a joint venture between Sobha Realty and Umm Al Quwain Properties and is marketed to international buyers as freehold. Buyers should confirm registration of their contract with the Umm Al Quwain land registry before paying beyond the booking amount.
It can. The UAE real estate investor Golden Visa requires property worth at least AED 2 million, off-plan or completed, and several properties can be combined. Most two bedroom apartments and all villas on Siniya Island are priced above that level. Eligibility is confirmed by the visa authority, so buyers should check requirements before booking.
Handovers are phased. The earliest beach residences are listed for Q4 2027, Villas Phase 2 for mid 2028, most marina residences for 2029, and Tranquil Beach Residences, Capeside Marina Residences and the Anantara residences for 2030.
It suits buyers with a four to five year horizon who want waterfront property at a lower entry price than Dubai's islands. Strengths include a developer with a strong delivery record, low density planning and a branded resort. Risks include a large apartment supply, the lack of public transaction data and a resale market that has not yet been tested by completed handovers.
Sobha Siniya Island has not published how many homes it sold in 2026, and anyone quoting an exact number is estimating. The verified record is clear enough to act on: a fast 2024 start of 2,140 units, a heavy 2025 launch year that missed its AED 10 billion target, and a 2026 marked by slower group sales, a single 351 unit launch, rising launch prices and real construction progress, topped by the Anantara groundbreaking. Buyers have voted for compact, sea-facing apartments, and most of them are overseas investors. If that profile fits your plans, choose your cluster and handover year carefully, check the resale supply around it, and talk to the Next Level Real Estate team before you book.
